Dear Development Partners,

The City of Allen Park is excited to provide this Request For Proposals for the redevelopment of 
the property known as the  Allen Park Theatre located at 6601 Allen Road, in the heart of downtown 
Allen Park. The City is obtaining the building and property and has identified it as having the  
potential to be the major factor in enhancing the vitality of the downtown district. With the right 
partner, this project can support and take advantage of the redevelopment activities and 
investments underway within the City and specifically, within the downtown.

The City of Allen Park has committed to several projects targeted towards improving the quality of 
life for residents and visitors while enhancing our community character. Projects like the recently 
constructed City Hall and Police Department, water main installation and road improvement projects, 
park improvement programs, and the proposed new Department of Public Service facility all aim to 
show the City's commitment to investing in ourselves in order to make the area more attractive to 
private investment.

Private investment continues to be vibrant within the community with projects such as the Marriott 
Townplace Suites hotel and retail development currently under construction and the recent opening 
of the Holiday Inn Express & Suites and the Hampton Inn & Suites on Southfield Road. New restaurant 
and retail developments are under construction at Fairlane Green, and development continues along 
Enterprise Drive, north of Southfield Road.  Finally, the decision by Ford Motor Company to invest 
$200 million dollars on the construction of an additional wind tunnel and battery laboratory 
facility within the community speaks volumes.

Even before this redevelopment opportunity was announced, the downtown district has seen increased 
levels of commitment and investment and this project will continue that trend. The City's 
transformation from a simple bedroom community, with limited commercial opportunities, into a more 
vibrant community with a more vibrant downtown continues.  The most successful downtowns of today 
provide a more diversity of goods, services, entertainment options, and residential opportunities 
to attract both homeowners and visitors alike.
